It’s not your average group stay
This isn’t your standard group house. Every part of the building has been carefully considered to suit how groups actually live, move, and spend time together. The layout flows naturally from shared areas to quiet corners, making it feel spacious without losing that sense of connection.
The sleeping area includes four private queen bedrooms and two bunk-style rooms that accommodate up to 16 guests. It’s perfect for a mix of couples, families, and friends, with the flexibility to suit all kinds of group setups.
It’s where everyone comes together
At the heart of the building is a generous communal space featuring:
A fully equipped kitchen with enough bench space and storage to cook for a crowd
Long tables made for shared meals and late-night games
A cosy lounge area with a wood heater
Floor-to-ceiling windows that bring the outside in
You’ll also find secure bike storage, outdoor BBQ facilities, laundry and drying areas, and plenty of space to relax after a day out on the trails or in the bush.
It’s award-winning for a reason
Dales of Derby is more than practical. It’s also beautiful. The building was designed by PMD Architecture (Philip M Dingemanse) and won the 2019 Barry McNeill Award for Sustainable Architecture, as well as the Commercial Architecture Award from the Australian Institute of Architects (Tasmanian Chapter).
The design responds directly to the local environment, using sustainable materials and passive heating and cooling systems to create a space that’s both environmentally conscious and a pleasure to be in. Even with a full house, it never feels crowded or cold.
You get the whole place to yourself
One of the best parts about booking Dales of Derby is that the whole space is yours. No shared facilities, no split bookings, and no strangers in the kitchen. When you book, your group has exclusive use of the entire property. There’s even room for a couple of tents if you’ve got extra guests and want to spread out.

Pricing is simple and group-friendly
$1200 per night for a minimum 2-night stay
$1100 per night for 3 nights or more
Winter rate: $200 off per night from 1 May to 31 August
$400 cleaning fee per booking
Additional guests above 24 by application (max 10 more)
The rate covers the whole place. You won’t find any per-person charges or surprise add-ons, just one comfortable, well-designed space for your group to settle in and enjoy.
